Exterior Waterproofing

The part of an exterior job that decides whether the paint above it is still doing its job in five years. In South Florida it is rarely the paint that failed.

Chapter 01

What actually fails on a Boca Raton elevation

When a homeowner says the paint failed, the paint is usually the last thing that failed. Stucco moves, and as it moves it develops hairline cracking, most often stepping down from window corners where the wall is weakest. Those cracks are too fine to see from the driveway and wide enough to take on water in a driven rain. Sealant at window perimeters, at control joints and around penetrations has a shorter service life than the wall does, and once it has gone hard and pulled away, the joint is an open route into the assembly.

Water that gets in behind a coating has to leave, and it leaves by pushing the coating off the wall. That is what blistering and sheet peeling on a stucco elevation actually is: not a bad product, but a wall that was wet behind a film that could not breathe fast enough.

Add the specifics of this coast. Salt in the air, sun that is punishing on a south and west elevation, and a rainy season that delivers water sideways. An exterior in Boca Raton is working harder than the same wall almost anywhere else.

The order of operations

Wash first. Pressure washing is a service in its own right here, and on a waterproofing job it is the step that removes the chalked coating, the salt deposits and the biological growth that nothing will bond through.

Then the substrate. Cracks are opened out enough to take material rather than being skimmed over, patched, and textured back so the repair is not a smooth scar on a rough wall. Failed sealant is cut out and renewed at windows, at control joints and at penetrations. This is the unglamorous middle of the job and it is the part that decides the outcome.

Then the waterproofing coat, and only then paint. Reversing those last two, or skipping the middle entirely and going straight to a topcoat, produces a wall that looks excellent for one season. We have been doing exteriors across Palm Beach and Broward counties since 1990, which is long enough to have seen how each version ages.

Chapter 03

How to tell when a wall needs attention again

You do not need a ladder for most of it. Look along the elevation with the sun raking across it rather than straight at it, which is what makes fine cracking visible. Check the window perimeters for sealant that has gone hard, shiny or shrunken away from one side of the joint. Run a hand over a sunny wall: a coating that leaves chalk on your palm has given up its binder and is no longer shedding water.

Inside, the tells are a faint tide line on a wall that shares a face with the outside, or paint lifting near a window return. Those are worth acting on early, because the cost of dealing with a wall goes up sharply once water has been moving through it for a season or two.
